BARE RENTAL
Bare" or "unfurnished" letting consists of letting an empty property under a standard, renewable lease. The only items provided are the sanitary facilities, bathroom and kitchen equipment. This is how we rent out a large proportion of our homes and businesses. Although not the most profitable, this form of operation is the simplest and most predictable.
5 to 15% annual yield
FURNISHED RENTAL
Furnished lettings involve furnishing a property in order to rent it out. This allows the property to be promoted and let on a renewable one-year lease. This involves additional costs and charges, but yields a higher return of 10 to 30% on average.
7 to 18% annual yield
SHORT AND MEDIUM-TERM RENTAL
Short and medium-term rental consists of furnishing and decorating a property and renting it by the night or by the month, generally for tourism, to business travellers or directly to companies to house some of their employees. This is the type of rental that requires the most management.

PURCHASE - RESALE
Buying and reselling, or property dealing, involves buying a property with the aim of reselling it in the short term and realising a capital gain. The most common ways of achieving this are through renovation work, changes to floor plans, layout and decoration, or by dividing a property into several lots.

RENTAL / OPERATION
We rent out empty properties, with or without work to be carried out, refurbish and decorate them, and then operate them on a short and medium-term basis. This activity is the most volatile in terms of income and requires the most management, but also brings us returns commensurate with the risk.

As a matter of principle, when the objective is to operate the property on a rental basis and not to resell it, we do not take into account the appreciation of our properties over time in our calculation of gross yield.
